Office IT Setup in Dubai for New Offices and Relocations

One coordinated technology scope for a new Dubai office: connectivity, comms room, cabling, network, Wi-Fi, CCTV, access control and telephony — planned with your fit-out team and proven before the doors open.

Office IT setup in Dubai, in short

TKWIT Global sets up the full technology environment for organisations opening or relocating an office in Dubai and across the UAE — including foreign companies establishing a first UAE presence with no local IT team. One survey, one coordinated design, one accountable delivery through to cutover and support.

  • Internet hand-off and provider coordination
  • Comms room, rack, cabling and containment
  • Switching, firewall and business Wi-Fi
  • CCTV, access control and IP telephony
  • Fit-out, MEP and building management coordination
  • Testing, documentation, cutover and support

Delivered by TKWIT Global DWC LLC from Business Center, 3rd Floor, A3 Building, Dubai South, United Arab Emirates. Call +971 50 273 8630 or email info@tkwit.global.

A new office rarely fails on technology choice. It fails on sequence. The circuit is ordered three weeks before occupancy, the comms room ends up in the only cupboard nobody claimed, ceilings close before cabling is designed, and the access control hardware arrives after the doors are hung.

The work that matters happens on drawings, in coordination meetings and in lead-time tracking — long before an engineer arrives with a ladder. That is what this service is: one party responsible for the whole technology scope, talking directly to the fit-out contractor, the MEP team, building management and, where relevant, an IT department sitting in another country.

For organisations without a UAE team, TKWIT Global in Dubai acts as the on-ground partner: we survey, document, agree remotely and deliver locally from our Dubai South base.

Scope

Everything a Dubai office needs, under one design

Scoped against how the business actually operates, not against a standard package.

Internet and connectivity coordination

Hand-off point, equipment position, circuit lead time and provider coordination agreed early, with the rack and power ready before the provider attends. We design the network behind the circuit; you hold the contract with the carrier.

Comms room and rack build

Rack position, elevation, patch panel layout, power distribution, cooling and access planned with the MEP team, then built and labelled so the room is workable years after handover.

Structured and network cabling

Cat6 or Cat6A horizontal cabling to desks, access points, cameras, door controllers and screens, fibre backbones where distance or capacity requires, containment sized for a second pull, then tested and documented.

Switching, routing and firewall

Switch capacity and PoE budget sized to the device list, segmentation between corporate, guest, voice and security traffic, and firewall and remote access configured to your group's standards where they exist.

Business Wi-Fi

Access point positions planned from a survey rather than a ceiling grid, with channel and power planning, roaming, guest and staff separation, and coverage validated after installation.

CCTV and surveillance

Camera positions agreed against entrances, reception, server room, stores and any area with a genuine security or safety case, with retention and storage sized to the period you need to hold.

Access control and attendance

Door hardware, readers and controllers for main entry, server room and restricted areas, with staff, visitor and contractor arrangements and time attendance where required.

IP telephony and unified communications

Numbering, handsets and softphones, call routing, reception and hunt arrangements, and integration with the collaboration tools your organisation already uses.

Testing, documentation and cutover

Every link tested, every device recorded, coverage validated, then a planned cutover with the old environment kept available until the new one is confirmed working.

Programme

How a Dubai office setup runs, stage by stage

Eight stages from floor plan to the first working morning.

01

Requirements and floor plan review

Headcount, departments, meeting rooms, storage, operating hours, group IT standards, security expectations and the occupancy date. Everything downstream is sized from this.

02

Site survey and constraints

We walk the space or the shell: riser and ceiling access, containment capacity, power and cooling for the comms room, wireless conditions, camera sightlines and door positions.

03

Design and coordination

A single coordinated design across cabling, network, Wi-Fi, security and communications, agreed with the fit-out contractor, MEP team and building management before anyone mobilises.

04

Procurement and lead times

Equipment and circuit lead times mapped against the fit-out programme, with the long-lead items flagged early so the opening date does not depend on a delivery nobody chased.

05

Installation in build sequence

First-fix cabling before ceilings close, containment and rack build, second fix as partitions and furniture arrive, then device installation and configuration.

06

Testing and validation

Cable link testing, network and firewall verification, Wi-Fi coverage validation, camera and recording checks, door hardware testing and telephony call testing — all before the move date.

07

Cutover and go-live

The move sequenced around the business: equipment relocated, users connected, telephony live, and engineers on site for the first working day.

08

Documentation and ongoing support

As-built records, test results and configuration documentation handed over, followed by a support arrangement sized to whether you have local IT staff or none at all.

What should you prepare before an office IT site survey?

A survey is most useful when the design inputs already exist. Having the following ready lets the first visit produce a costed scope rather than a list of open questions, whether the brief comes from a local fit-out manager or a head office abroad.

  • Current floor plans and the fit-out layout, including any reflected ceiling plans
  • Target occupancy date and expected headcount, now and in the next few years
  • Building management rules for works, access, containment and riser use
  • Internet provider status: ordered, existing circuit, or still to be chosen
  • Any group IT, security or vendor standards the office must follow
  • Contacts for the fit-out contractor, MEP team and whoever will support the site afterwards
Common Questions

Office IT setup in Dubai: common questions

What fit-out managers, facilities teams and overseas head offices ask before a UAE office build.

As soon as the floor plan exists and before the fit-out contractor closes ceilings or fixes partitions. The comms room position, containment routes, riser access, power provision and the internet hand-off point all have to be agreed at design stage. Involving technology late is the most common reason an office opens with temporary cabling and a router on a desk.

We are not a telecom carrier, so the circuit is ordered by you from a UAE service provider. What we do is coordinate it: confirm the hand-off point and equipment position, agree the timeline with the provider and building management, prepare the rack and power for the hand-off, and design and configure the network behind it. Circuit lead time is usually the longest single item in the programme, so it is raised first.

Comms room and rack build, structured and network cabling to desks and devices, switching and firewall, business Wi-Fi designed from a survey, CCTV, access control, IP telephony and unified communications, power and UPS provision for the rack, then testing, labelling, documentation, cutover and support. Not every office needs all of it, and we scope against what you actually operate.

Yes, and it is a large part of the work. We agree containment routes and riser access with the main contractor, coordinate power and cooling for the comms room with the MEP team, and handle building management requirements for access, working hours, permits and lift bookings. Where those approvals sit outside our control we say so and track them rather than assume them.

The new site is cabled, configured and tested before anything moves. We plan the sequence — circuit live at the new address, network and Wi-Fi proven, telephony ported or redirected, security systems commissioned — then move equipment in an agreed window and keep the old site available until the new one is confirmed working. The aim is that people arrive and work, not troubleshoot.

Yes. We work regularly with head offices outside the UAE that have no one on the ground in Dubai. We survey and document the site with photographs, measurements and drawings, agree the design remotely with your IT or facilities team, follow your group standards where they exist, and handle procurement logistics, installation, testing and handover locally. All documentation is in English.

Cabling test results, labelled port and outlet schedules, rack elevations, network and firewall configuration records, Wi-Fi coverage validation, camera and door device lists, telephony numbering and an as-built record of what was installed. Handover includes a walkthrough with whoever will look after the site afterwards.
